It is your job to work within the budget restraints of the owner while dealing with the complaints of tenants. This can often be done through resourcefulness and using the available resources. The fourth quality is creativity.
Keeping lines of communication open throughout the time that you are planning this event will also be important. You want to be able to contact those that are involved and you should make yourself available for being contacted by those that need you.
This job is not for the faint of heart. It requires toughness and steadiness at times when tenants can be very belligerent and determined. Sometimes, in this business the customer is not always right. A property owner expects you to be his advocate and ally when times get tough.
The sixth quality is attention to details. Whether it is analyzing tenants' documents or doing a "white glove" inspection on a property, owners want a watchful eye on their team. The seventh quality is business Savvy. As stated before it is good to have good business practices, but having an understanding of how to market and run the business is key to keeping things running effectively.
The best way to ensure that everyone on your team is happy is to genuinely take time to get to know them. As you get to know them you will be able to help them get what they need to get from the job that they are working for you.
Being a manager can be difficult but it can also be very rewarding. Get to know your coworkers and make sure that you are comfortable with your team.
You are going to want to know the plumber who gets things done the first time and for the best price or the maintenance guy with the most flexible schedule. This will make you a huge asset to an owner because he knows you have the connections he and the tenants need to get the ball rolling.
